Eureka Springs Treehouses offers a secured on-line reservation service. Once a reservation is made, we will e-mail you a confirmation for your accommodation. If your requested cottage is not available, you can email us and we'll let you know what is available.

You can check availabity yourself on the right side of this page. Click on the "Availability" Button and click on the calendar day or key in your dates and it will show you what is available. This Calendar is pretty much real time. The exception is when a reservation comes in while we are out & about. Then when we get back to the office, it is updated.

You will need to secure your reservation with a major credit or Debit card. Upon arrival you may pay cash or use your credit card (Visa, MC, Disc ) . We do not accept checks. Even if you are paying with cash, you will still need to present your Credit/Debit card upon checkin.

CANCELLATION POLICY
SINGLE RESERVATIONS
If you need to cancel, you’ll need to receive a cancellation number. Otherwise your reservation will not be considered cancelled. You will need to keep this number just incase there is a discrepancy regarding your cancellation.
If you do use e-mail, you still need to make sure you have received a cancellation number. Just sending your e-mail does not mean your reservation has been cancelled, you must receive your cancellation number.

A full refund minus $50 or $100 if an addon or package has been booked is returnable
IF YOUR CANCELLATION IS GIVEN TO US TWO WEEKS PRIOR TO YOUR ARRIVAL DATE.
This policy applies to any shortening of your stay or later date arrivals.

GROUP RESERVATIONS
If you need to cancel, you’ll need to receive a cancellation number. Otherwise your reservation will not be considered cancelled. You will need to keep this number just incase there is a discrepancy regarding your cancellation.
If you do use e-mail, you still need to make sure you have received a cancellation number. Just sending your e-mail or making a phone call does not mean your reservation has been cancelled, you must receive your cancellation number.

Per Cottage or Room a full refund minus $50 or $100 if an addon or package has been booked is returnable
IF YOUR CANCELLATION IS GIVEN TO US FOUR WEEKS PRIOR TO YOUR ARRIVAL DATE. This policy applies to any shortening of your stay or later date arrivals.

DEPOSITS
Upon booking we verify that we have your personal Credit/Debit Card information. Your card will be charged a deposit of one night rental (plus taxes ) for each 3 nights booked at the time the reservation is made. If you add a addon or package an additional fee of $50.00 will be added to the deposit. Both fees will be deducted from your total due upon checkin. If you do cancel before the 2 week OR 4 week for groups cancellation time, your deposit minus either $50 or $100 (if you have added package or add on ) will become the Cancellation Fee and is non-refundable.

If you cancel or reschedule less than two weeks or four weeks (for Group bookings ) out for ANY REASON, we will do our best to re-book your room. If we are successful in re-booking all of your nights we will refund your room deposit minus a $50.00 or $100 (if packages were booked with your stay ) booking cancellation fee.

So the sooner you let us know you have to cancel, the better chance we have to re-book your room and refund some of your money. Package or addon deposits are non-refundable.

If you book less than two weeks prior to your stay, you have 2 hours to cancel from the time of your reservation. After the 2 hours our normal less than two weeks policy listed above applies to your stay.

We know sometimes things come up at the last minute preventing you from coming. Please understand that once we have reserved a room for you, we take it off the market and refuse all others requests. Since we rent our accommodations by advance reservations they are extremely difficult to re-book on short notice. Our policy is intended to be fair to our guests, yet prevent the loss of income to our business. So you may want to consider purchasing travel insurance.

Upon check in you can pay with YOUR Visa, MasterCard, Discover or Cash. We do not accept American Express or checks. To reserve you will need a Credit or Debit card that is in your name.

WHEN TO PAY
You will pay the balance due for your stay and any reserved excursions upon check in.

RATES:
Posted rates DO NOT apply to Holidays, Festivals or the month of October.

Thursday and Sundays are charged weekend rate when combined with a Friday or Saturday.

MINIMUM STAY REQUIREMENTS!
All our accommodations are a minimum stay of 2 nights.
Some bookings may require a 3 night stay due to other guests scheduling. This will be reflected on the Availability Calendar.
Holidays/Festivals/Special Events usually require a 3 night stay.
